Thermal imaging (infrared thermography) is one of our most requested leak detection technologies. This guide covers the science, applications, and limitations of thermal imaging for leak detection.

How thermal imaging detects leaks

Water has a different thermal capacity than building materials. When water is present in a wall, ceiling, or slab, it creates a temperature differential that appears on a thermal camera. Wet insulation conducts heat differently than dry insulation. Hot water leaking from a pipe creates a warm path. Our FLIR cameras detect these differentials as small as 0.03C.

When to use thermal imaging

Best for: moisture mapping in walls and ceilings, slab leak detection (hot water), roof moisture surveys, building envelope inspections, pre-restoration assessment, and pre-purchase inspections. Less effective for: underground pipe leaks (unless water surfaces), cold water leaks in cold environments, and through thick insulation.

Equipment we use

FLIR T-Series and Exx-Series cameras with 640x480 resolution and <0.03C sensitivity. Multiple lens options for different distances. Radiometric JPEG and video recording for report documentation. FLIR Thermal Studio software for analysis.

Limitations

Thermal imaging only sees surface temperature. It cannot see through materials — it detects temperature differentials ON the surface caused by moisture BEHIND the surface. Deep slab leaks may not produce a surface signal. Cold water leaks in winter may not create a detectable differential. We always combine thermal with other methods for confirmation.
